See when Airbnb guests read your messages

Know when a guest has opened your message so you can follow up at the right time. A “Read by…” indicator appears below your sent messages in Airbnb conversations, helping you determine when to send reminders without being pushy.

Filter the multi-calendar by listing, group, or status

Find the right listings faster with search and filters in the multi-calendar view. Search by listing name or filter by listing group and enabled/disabled status to focus on exactly what you need to see.

Add guest notes to turnover calendar details

Share important guest details with cleaners by surfacing reservation notes on the turnover calendar. When cleaners click on a reservation, they’ll see notes for both the current and next guest—helping them prepare properly for each turnover.

Checkout-only mode for direct booking sites

Use a streamlined booking page that you can link from your own website. Keep full control of your marketing and website design while Host Tools handles booking management, payment processing, and guest communication.

Upload a contract that guests are required to sign and capture their identification to better protect direct bookings.

Create and edit calendar rules from the mobile app

You can now create and edit calendar rules (previously called pricing rules) directly from the Host Tools mobile app. Manage pricing, minimum nights, and availability settings on the go.

Copy base prices from another listing

Set pricing faster by using an existing listing as your price source. Instead of setting up base prices manually, select any listing to copy its pricing structure—perfect for managing similar properties.

Improvements

Login now returns you to the page you were on

After logging in, you’ll automatically return to the page you were trying to access instead of being redirected to the dashboard. This small change saves time and reduces friction when working across Host Tools.

Richer SEO metadata for direct booking pages

Direct booking sites now support custom meta descriptions, structured data (Schema.org JSON-LD), and canonical URLs for better search engine visibility. Help potential guests find your property through organic search.

Clearer terminology: “Pricing Rules” are now “Calendar Rules”

Throughout Host Tools, “pricing rules” are now called “calendar rules” to better reflect that they control availability, minimum nights, and other calendar settings—not just pricing.

Minimum price is now optional

You no longer need to set a minimum price for your listing if you don’t want to use one.

BetterSTR integration

Host Tools now integrates with BetterSTR for market data and analytics.

Bug Fixes

• Direct booking monthly discounts — Fixed an issue where monthly discounts for stays of 28+ days weren’t correctly applying when guests checked out on your direct booking site
• VRBO reservation images — Fixed an issue where images sent from VRBO guests were not displaying properly in the inbox
• Android message rules scrolling — Fixed an issue on Android where users couldn’t scroll within message rule modals when the keyboard was open
• Multi-calendar scrolling — Fixed an issue where dragging the horizontal scrollbar would cause the calendar to jump unexpectedly
• Direct booking contracts on mobile — Fixed an issue where contract PDFs couldn’t be scrolled on mobile devices during checkout
• ID verification camera — When verifying ID on direct booking sites, the app now uses the main camera instead of the selfie camera for better document capture
• iCal reservation handling — Fixed an issue where reservations would continue to sync from deleted iCal links
• Airbnb preparation days — Fixed an issue where users couldn’t remove 2-day preparation time settings on Airbnb
• Listing protection during setup — You can no longer accidentally enable a listing in Host Tools while your Airbnb account is in setup mode, preventing potential sync issues

Performance & Reliability

• Multi-calendar performance — Improved rendering performance when loading and scrolling the multi-calendar view, especially for accounts with many listings
• Multi-select for listing groups — Select multiple listings at once when adding to listing groups
• Assistant notification filtering — Assistant users now only see notifications for listings they have access to
• Better error messages — Improved error messages when listing fields are missing
• Email parsing improvements — Improved email parsing for better inbox reliability
• UI polish — Various UI polish and stability improvements
