One API and MCP server for Airbnb, VRBO and Booking.com
Manage your own listings with Claude, ChatGPT, Cursor or any MCP client. Or build on the API: connect any host’s Airbnb or VRBO account while they stay on the PMS they use today, or run a full white-label PMS on top of us. Messages, reservations, reviews, pricing, fees and listing content, read and write.

Google Vacation RentalsTry it on your real listings. Nothing changes until you say so.
Connecting an Airbnb or VRBO account to Host Tools only imports. Every listing arrives disabled: no messages go to guests, and nothing is written to your calendar, prices or listing content. You can connect your real properties, look around, and point the API or your AI at real data without touching your live listings.
Reservations, messages, reviews, calendar and listing content are read in. Nothing is sent back to the channel.
Messaging, Sync Pricing & Restrictions, Sync Availability and content sync are separate switches on each listing, each labelled with what it turns on.
Calling the API or asking your AI through the MCP server to read listings, reservations or messages changes nothing. Write calls do exactly what they say, on the listing you name.
One exception: Booking.com allows one connected system per property, so connecting Booking.com replaces the connection you have today. Leave it until you’re ready to switch.
Running your own listings? Connect your AI in two minutes
Every paid Host Tools plan includes the API and the MCP server at no extra cost. Point Claude, ChatGPT, Cursor or any MCP client at your account and it can read your calendar, reservations, messages and reviews, and write back: send messages, set prices, block dates, reply to reviews, update listing content and photos and publish them to Airbnb and VRBO. No code, no API key to manage.

Running a property management company? Run it from your own software or AI
For property managers with 30+ properties, and cohosts, who want their own app, scripts or AI agents in charge. Host Tools runs the Airbnb, VRBO and Booking.com connections, the calendar, pricing and guest messages. You control all of it through the API or the MCP server, from the tools your team already uses.
- Already on another PMS? Keep it. Connect your Airbnb and VRBO accounts alongside it for messages, reservations and reviews, no switch needed.
- Or make Host Tools your PMS and run it entirely from your own software: calendar, pricing, messages and listings on all three channels.
- Same per-listing price as our PMS, with the API and MCP server included.

Connect alongside their PMS
For AI messaging, guest communication, review and reputation tools. Your customer keeps their existing PMS as the system of record. You connect to their Airbnb and VRBO accounts through us and get:
- Two-way guest messaging, including photos and videos
- Reservations, with webhooks that say whether a booking was created, changed or cancelled
- Accept, decline or pre-approve requests, and send special offers
- Guest reviews: read them, leave them, reply to them, with a webhook on each new one
- Listing content and photos, read and write
- Fees and taxes, read and write
- Cancel an Airbnb reservation as the host
- Error webhooks, including when an owner’s account disconnects
- Airbnb payouts split into the reservations they paid, and what Airbnb actually paid per reservation
What you don’t get in this mode: we can’t push availability or prices while another PMS owns the listing. Booking.com is not available in this mode.
Headless PMS (white-label)
For companies that want to offer property management without building a PMS. Host Tools becomes the system of record and your app is the only thing your customer sees. Everything in Mode A, plus:
- Calendar and availability sync
- Pricing rules and per-channel price adjustments
- Booking.com, Airbnb and VRBO as a full channel manager
- Google Vacation Rentals, for listings published on a Host Tools direct booking site
- Listing content, photos, fees and taxes published to Airbnb, VRBO and Booking.com
- Quotes, reservation creation and edits
- Listing groups and multi-account structure
- Expenses and extra income per listing, read and write, for owner statements and trust accounting
Connect to each channel through our API, even if you already use another PMS

| Booking.com | NoBooking.com only allows one connected system per property. | YesFull two-way sync, including content and photos. |
| Google Vacation Rentals | NoGoogle sends guests to a checkout page, so the listing needs a Host Tools direct booking site, and that needs Host Tools to run the calendar and prices. | YesPublish the listing on a Host Tools direct booking site and we send it to Google with live prices and availability. Guests click through from Google and check out on that site. |
The VRBO column is the one to look at. Most tools fall back to forwarding VRBO’s proxy emails. We’re not aware of another provider with a real VRBO messaging and reviews API while the host stays on their current PMS.
Your brand on the front. Our partnerships underneath.
Your customers never log into Host Tools and never see our logo. You decide which channels appear when they connect. We’re an Airbnb Preferred Software Partner and an official Booking.com partner, we keep up with every Airbnb, VRBO and Booking.com API change, and we handle the syncing. You ship the product.
- Your customers never need a Host Tools login
- The Host Tools logo is never shown to your end customer
- You choose which channels appear in the connect flow
Onboard a customer in one link
Create a listing group for your customer, generate an owner import link, and send it. Your customer clicks, approves Airbnb or enters their VRBO login, and their listings land in your account. Done in minutes, no engineering on their side, no tickets on yours.
- Generate a linkfor the customer’s listing group through the API.
- Send itby email, in-app, or embed the flow in your onboarding.
- Listings import automaticallyand you get a webhook when they land.

Questions hosts and partners ask
Can I use this for my own listings, not as a software company?
Yes. Any paid Host Tools plan includes the API and the MCP server. Add https://app.hosttools.com/mcp to Claude, ChatGPT, Cursor or any MCP client, log in, and ask. For scripts, generate an auth token on your Settings page and call the REST API.
Which AI tools work with the MCP server?
Anything that speaks MCP over HTTP with OAuth 2.0: Claude (web, desktop and Claude Code), ChatGPT, Cursor, and your own agents. Logging in is the whole setup; there is no key to copy.
Can the AI change things, or only read?
Both. Read tools cover listings, calendar, reservations, messages, reviews, pricing rules and analytics. Write tools send messages, set prices and availability, create and update reservations, accept or decline requests, leave and reply to reviews, and update listing content and photos. Good AI clients ask you before every write.
Is there an extra fee for the API?
No. It is included in every paid plan for hosts, and partners pay the same per-listing price as our Pro plan. You pay for enabled listings, nothing else.
Does the host have to leave their current PMS?
No. For Airbnb and VRBO, the host stays on their PMS and connects to you through us. Only Booking.com requires Host Tools to be the sole connected system.
Doesn’t Airbnb block two systems on one listing?
Airbnb allows an additional connection for messaging, reservations, reviews and listing data. What it won’t allow is two systems writing availability and prices. That’s the one thing we don’t do in “alongside” mode.
How does VRBO work if the host is on another PMS?
The host signs in with their VRBO credentials through our connect flow. We then provide messaging, reservations and reviews over the API. No proxy-email parsing.
Will my customers see Host Tools?
No. No Host Tools login, no logo. You choose which channels appear in the connect flow.
How long does integration take?
Our first partner was live in weeks, not months. Most of the work on your side is handling webhooks.
Is there a contract or minimum?
No. Month to month, pay for enabled listings, prorated.
Can my listings show on Google Vacation Rentals?
Yes, once they’re published on a Host Tools direct booking site. Google needs a page where guests can check out and pay, and your direct booking site is that page, so it’s required. Set it up in the Host Tools app (it isn’t created through the API), turn it on, and we send every listing on it to Google with live prices and availability, usually within one to two weeks. Each listing needs an address with map coordinates. Because the direct booking site sells from the Host Tools calendar, this needs Host Tools as your PMS, not the alongside-another-PMS mode.
How do I get an API key?
Hosts don’t need one: use the MCP server, or the auth token from your Settings page. Partners building for other hosts book a call and we set up the partner account and keys on the call.
